I received a comment (Thanks!) below from Core Group Marketing-- a smaller but well known brokerage operating in Manhattan and Brooklyn. They've been particularly active in Williamsburg and in downtown Manhattan.
Anyway..they publish a monthly report that tracks pending sales (i.e. contracts)-- a useful resource.
Although i never found the Corcoran quarterly report analytical enough, I also believe that they are now publishing a monthly update (for Manhattan only) which provides some useful statistics.

I've never had any problems with the Corcoran reports, but I'll make sure to bookmark this site too. It never hurts to have another resource.
